What to look out for before buying land – Professor Gyan advises [Listen]

A lecturer at the University of Ghana School of Law, Professor Kwame Gyan, has shared practical advice on what prospective land buyers should look out for before making a purchase.

Speaking in an interview on Asempa FM’s Ekosii Sen show, he disclosed several crucial points that can help buyers avoid costly mistakes.

  1. Check for damaged walls: “If the walls of the land are broken, don’t dare buy it,” Professor Gyan warned.

He explained that broken walls could indicate willful damage, which might be a sign of underlying issues with the property.

2. Be cautious of land that looks too good to be true: If a piece of land seems unusually well-developed or perfectly prepared, it could be a red flag.

“If it looks too good to be true, it may have been developed for a reason,” he cautioned, urging buyers to investigate thoroughly.

3. Build relationships: “First, cultivate friendships. The people you least expect will give you vital information about the land, whether it is good or not. Building good relationships with locals can help you gather crucial insights about the property’s history and ownership.

4. Timing is key: “Don’t buy land during the Harmattan season,” lawyer Gyan advised, explaining that the dry weather may not accurately reflect the land’s condition.

Instead, consider buying during the rainy season when the land’s features, like waterlogging, are more visible.

5. Avoid elephant grass: If you notice elephant grass growing on a piece of land, it’s best to avoid purchasing it.

“Just run, don’t buy,” he said, explaining that such grass often indicates the land may be waterlogged, which can be a significant issue for development.

6. Investigate adjoining owners: It’s also important to find out about the adjoining landowners and ask questions about the property.

“Ask more about the land to make sure you’re not stepping into someone else’s domain,” he advised.

Professor Gyan stressed that these are not mere theories but practical tips to ensure that buyers have accurate information before proceeding with land registration.

“These are the ground things you have to do to get firsthand or accurate information,” he added.

Before approaching the Land Commission to register the land, it’s essential to do thorough research and follow these guidelines to ensure a smooth and safe transaction.
