A real estate developer, Barimah Dr. Kwabena Awuah I, has emphasized the importance of due diligence when acquiring land, particularly in urban areas like Accra.
Speaking on Adom FM’s Reboot Your Life Series on the topic “Knowing What Goes into Building a House,” Dr. Awuah outlined key steps prospective landowners should take to avoid complications.
He highlighted the need to identify the type of land being purchased, whether it is industrial, farming, government, or family land, and to ensure it is litigation-free.
“After securing your land title document, quickly register the land in your name,” he advised.
He added that proper investigations must be conducted to verify ownership and avoid falling victim to impersonators or fraudulent transactions.
Dr. Awuah also stressed the importance of budgeting and planning.
He encouraged individuals to buy land within their means, consider the intended purpose, and factor in location according to their finances.
“Building a house isn’t difficult, but it depends on how you go about it. You don’t need to save all the money before you start; you can build gradually,” he said.
He further advised seeking guidance from experienced and trustworthy individuals to navigate the challenges of building, such as dealing with contractors and foremen, and emphasized the importance of timing and proper planning throughout the process.
