Making predictions and forecasts of trends that will shape our real estate industry requires a leap of faith, but if we are willing to look, it may provide some meaningful insights that will help us navigate into the future.

Whether you are thinking about building homes for sale or going into mortgage to grow your real estate empire, know that real estate is constantly changing due to dynamics such as changing tastes, advancement in technology and access to finance.

We must be able to identify with some degree of confidence the changes taking place to guide our strategic decisions as investors, builders, surveyors, financiers and agents.

Practitioners who can get it right will be separated from the rest. Several things are certain in a few years from now, some already taking place.

  1. Big demand for condominiums, apartments and similar shared properties. Condominiums and similar shared properties will be in high demand as the strategy (by both government and industry players) to solve the housing demand/supply imbalance. This trend will be driven largely by growing middle-income earners with smaller family sizes.
  2. Shift from private development to mortgage. Due to the fluidity of global events, technological breakthroughs and financial market shifts, we envisage a dramatic shift from private incremental development for mortgage. We will see a growing proportion of the industry controlled by mortgages.
  3. Introduction of new legislations on the built environment, (building codes, Scaffolding, site safety measures) and their strict enforcement. This will restrict private incremental building. It will increase the costs of private residential development and have a great positive impact on estate developers and investors.
  4. Mortgage rates will drop: The good news for mortgage holders and aspiring homeowners from 2040 onwards is that mortgage rates will be drastically lower than the current rates. The Governor of the Bank of Ghana for instance sees a strong case for adjustment in monetary policy favoring lower mortgage rates. The mortgage rates will begin falling rates once it becomes confident that economic growth will pick up, unemployment will decline and inflation will start to move back.
  5. Solar will be in high demand: Currently, a growing proportion of property owners are financing the installation of rooftop solar power. This would even be greater in the coming years. I believe developers should be incentivized to install solar and alternative energy storage systems as part of their packages. The solar idea makes a lot of financial sense because, despite the initial outlay for solar panels and installation, a typical household will save a substantial amount of money a year which they could use to pay off mortgages more quickly.
  1. Online brands will rule the market: In the coming years, successful developers are those who will be able to build an online reputation for their portfolio and work. The reason why this will happen is that property buyers and sellers will be looking online first to find your contact information and audit your credentials and footprint. Developers should take advantage of this. Buyers will be able to make informed decisions quicker about property. The easy access to information will hold real estate developers accountable. The availability of information will help distinguish between good and bad developers.
  2. Mass marketing by developers, investors, agents: With the gradual domination of social media as the main tool for broadcasting information and messages, developers and brokers will have to invest some resources in building their online presence to remain competitive: WhatsApp, and Facebook. LinkedIn, Snapchat, Instagram, etc. Buyers and sellers will be relying on these channels for viewing property. These will take the form of accessing information about the property, which could be anything from a video tour to photos, etc. This will be one of the best ways to market a home in 20 years.
  3. Specialization instead of generalization. Currently, real estate developers and agents are generalists, able to “sell, buy, and build anything. But in the coming years, the best developers and agents will have to differentiate themselves by specializing in specific segments of the markets as a way of being different. In Ghana, we will see more of the likes of Trasacco Estate Development Company who provide luxury home features for the up-market and the likes of Lakeside Estates for the low market.
  1. Meeting the demands of Generation Z. We will have the most sophisticated, refined, heterogeneous group of consumers – a new troop of Generation Z (I mean people born after 1995), who will quickly be taking over. Globally, this generation is now leaving University and is expected to hit 2.56 billion individuals globally by 2045. They will represent over half of the continent’s population by that time. These are people with a vast diversity of needs, financial situations and lifestyle preferences. Developers will have to be able to construct and market to meet their tastes and special needs.
  1. Rise in short-term rentals: This will create an opportunity for large property owners or single-family owners. Priorities will range from renting a room occasionally for extra cash to renting entire vacation homes at three to five times the local price because they can access a global community of renters.
  1. Demand for smaller living tiny apartments and in a few cases mobile living will be a solution to increasing housing density in big cities. This will become more of a norm and will drive up operating income on existing apartment stock. This likely won’t have a huge effect in 2025 but maybe 10 years after. (We will see many individual tenants in a single condo)
  2. Tax reform will likely reduce ownership benefits: Under the new tax laws that would be in place, homeowners 25 years from now won’t be enjoying the many tax benefits for ownership today. This has the potential for decreasing sales. Currently, property owners don’t pay taxes such as rent tax, property rates, property gains tax, income and sales tax, etc. We envisage that these tax holidays will be capped to a certain amount meaning that property owners will only be able to deduct a lesser amount than they currently do. The overall impact of the new tax code on the real estate market will become more clearer as time goes on.
  1. The hottest properties will be in the south, along the coast: The biggest increases in home sales are expected in the south and along the coasts. In Ghana, places like Sekondi-Takoradi, Cape Coast, Accra, Tema and lesser-known towns like Sogakope, Ada, Winneba, Salt-pond, Elmina and Elubo will be the hottest places for property sales. It is envisaged that there will be sales growth of around 30 % or more for properties along the coast as against 15-20% in Ghana for example.
  2. Home price increases will slow: Property prices won’t rise as fast as they currently do. Currently, properties appreciate as much as 5.5%. We expect the rise in property price appreciation to slow in many African cities by 2043 to about 2% maximum. Among all homes, however, first-time homes or entry-level homes will experience the highest price increases.
  3. The oversupply fallacy: An important topic that has entered the minds of investors, keeping them on the sidelines, is the fear of a possible oversupply shortly due to investments in the sector. There will indeed be production of new housing units. Colleague analysts estimate that the quantity to be delivered onto the market will not be enough to ensure the equilibrium of the housing deficit until sometime in 2052. This implies that the fear of an oversupply is unfounded, especially given our population growth rate, immigration, and so on.
  4. Office Evolution: Office accommodation developers and commercial property owners will need to focus on providing not just space and a great location, but an environment for success. As office design transforms, firms will be looking for configured office spaces that boost productivity. Developers who focus on market design and efficiency, and tailor their products to ever-evolving workplace trends (flexibility, smart office space), will benefit greatly.
  5. Cities including Accra, Lagos, Nairobi and Egypt will see mass exodus: As capital cities get crowded and busy and house prices keep rising, more locals will move out to other, quieter parts of the country. This doesn’t mean that the cities will necessarily shrink by population or reduce in size the pressure on house prices – NO! These cities will continue to grow due to births and foreign immigration. By then because of improvement in communications technology and internet connectivity, more people will have the option of living and working away from the city.
  6. Big game changer will be driverless cars. This development will turn cars into mobile offices – allowing commuters to work on their phone and laptops while they are driven to work, and making it more practical to live longer distances from Accra.

 RECOMMENDATIONS: It is therefore important that people work with property investment advisors who know and understand the market, and its trends and can properly advise on processes and likely changes.

Developers should look out for advisors who focus on presentation and consistently communicate feedback.

The higher-end market will be well-served – Margins will still be good for those types of projects.

Building affordable housing at scale, in nearly all urban areas would be profitable from 2035.

Making forecasts and predictions requires a leap of faith, and if we are willing to look they certainly will provide some meaningful insights that will help us navigate our decisions into the future.

Dr Forson was speaking at the National Democratic Congress‘ (NDC) Moment of Truth press conference on Wednesday.

“He [Akufo-Addo] has also imposed a 5% VAT flat rate on residential and commercial real estate. Ladies and gentlemen, Ghanaians should get ready to pay 5% VAT anytime they buy a house from an individual or a real estate company going forward.

“If this law goes through; the VAT before parliament goes through – if you intend to buy a house, get ready to put 5% aside for President Akufo Addo and Alhaji Bawumia. For every house you buy going forward, you will pay 5% VAT on the quantum of the amount that you are supposed to buy. So if it is GH₵1 million you are buying you will pay GH₵50,000 to President Akufo-Addo and Alhaji Bawumia,” he alleged.

According to him, the rate is part of a new raft of tax measures that will be implemented once the 2024 budget statement is approved.

“These tax measures, which are currently before Parliament, include the following; an imposition of VAT on non-life insurance such as motto or car insurance, marine insurance, fire insurance, building insurance, goods in transit,” he said.

Accusing the Akufo-Addo and Bawumia led administration as being insensitive, the Ajumako Enyam Essiam MP said the new taxes will further deepen the woes of Ghanaians.

Ato Forson indicated that VAT will also be imposed on stationery items like paper, pens, textbooks, and domestic airlines among others, implying that if anyone buys a book or takes a domestic flight they would be expected to pay extra.

Head of Financial Stability for BoG noted that although some hoteliers have been granted the permission to trade in forex for the sake of convenience, such organisations are closely monitored.

Dr. Jospeh France explained that such measures form part of the Central Bank’s resolve to scale up supervision and to crack the whip on the black market.

Ghana’s Foreign Exchange Act 2006, (Act 723) prohibits companies and individuals from engaging in foreign exchange business without authorisation from the Central Bank.

This legislation also bars pricing and advertisement of goods and services in foreign currencies.

However, in Ghana, many real estate agencies and hoteliers are often found charging mortgages, rent and leases in dollars.

In an interview on JoyNews’ The Pulse, Thursday, Dr France stressed that even the agencies and organisations that transact business in foreign currencies did not get such permits for free.

“I don’t know of real estate institutions that have been authorised; so, if a real estate institution is dealing in Forex, then that real estate is dealing illegally in forex and must be reported to the law enforcement agencies,” he said.

Touching on the implications of illegal forex trading on Ghana’s economy, he noted that “once you dollarise your economy, it means you are weakening your Cedi and if you are weakening your cedi, then you are making everything expensive for your citizenry.”

An earlier statement from the BoG warned companies, institutions and individuals from engaging in foreign exchange business without a license issued by Bank of Ghana.

The Central Bank reminded the public that the sole legal tender in Ghana is the Ghana Cedi.

In this regard, together with National Security and Law Enforcement Agencies, the regulator of the banking industry said, it will continue to clamp down on illegal foreign exchange operations, adding that “all offenders shall be dealt with in accordance with the law.”

The housing units according to SHC’s Managing Director, Kwabena Ampofo Appiah are to take care of the country’s housing deficit which he said stands at about 2 million.

According to SHC boss, a number of housing projects have been undertaken with the aim of reducing to it’s barest minimum the existing deficit.

Mr Ampofo Appiah who was speaking in an interview on Adom FM’s Dwaso Nsem with host CJ Forson Thursday said housing units built by his outfit were more affordable compared to what was offered by private estate developers.

He gave the cost of one bedroom fully furnished apartment as GHS 110,000, which is the minimum in the ranges with GHS 990,000 being the maximum cost of any housing unit built by the SHC.

The houses, he said, vary from a 1 bedroom to a 4 executive bedroom. 

He urged Ghanaians to patronise the SHC’s housing units as they were priced far lower than those built by private companies. 

He disclosed also that buyers had the option of paying for their preferred houses in installments for 25 years, using mortgaged arrangements.

Private legal practitioner, Paul parker Atitsogbui, says wives have equal shares in their husbands’ properties even if they contribute nothing towards the acquisition of such properties.

According to Mr. Atitsogbe in the case where a property belongs to a couple, none of them have a 100% share in the property even though such property(ies) belong(s) to both; thus; neither party can will it alone to his/her child without the consent of other.

The lawyer was providing legal education on Adom TV’s legal education show, Me Wo Case Anaa with Afia Pokua.

As regard family land, Lawyer Paul parker Atitsogbui said one cannot possess a land that belongs to the family.

“The law states that even when you build on such a land [family land], it doesn’t belong to you because all you can have is “life interest” and not “succession interest in them; meaning you cannot will it to any of your children because you have no control over it”, he advised.

Lawyer Frank Agyapong who was also on the show added his voice, saying where a piece of land is shared among persons in the family, one may have the right to do whatever he/she pleases with their portion but in the case where the land or the property isn’t shared yet a person in the family decides to utilise it, such persons will be ‘’shooting yourself in the foot’’.

In a question to host Afia on whether one needs to perform any customary rites after the sharing of a family property, Mr. Agyapong said it isn’t necessary because with the help of a letter of administration, the process is well documented.

Destinations with strongest growth in international arrivals in 2016 were Zimbabwe, Mauritius, Ghana, Sudan, and Seychelles according to the Jumia Travel Hospitality Report for Africa which was launched about a week ago. Figures from that report also indicate that foreign visitor spending stood at 36.3% in 2016 (USD 40.7 bn), and is expected to grow by 5.3% in 2017 to USD 42.9bn, and then by 5.9% pa to USD 76.0bn in 2027. These figures look very encouraging and only points in one direction;continuous growth and development of the travel and tourism industry. However, there are a few pointers directly responsible for the success or otherwise of this industry. Notable among these is infrastructure.   • Roads – One very disturbing thing to look at also is the bad and deteriorating state of our roads. Many of the highways in the big cities are in great shape and make for easy movements in those cities. Cities such as Lagos, nairobi, Accra and Johannesburg have some amazing roads and bridges that link many towns. Some of these roads are even accompanied by eye-catching architecture.   • Modern On-site Accommodation – The days of huts, small motels and guest houses are gradually fading away in Africa. These days, ultra modern 4-5 star hotels are taking over. Even in remote areas or suburbs, you will find state of the art guest lodges and hostels. This is the way to go! In several countries outside Africa, modern accommodation isn’t scarce and they come at very moderate prices. This makes it easy for tourists and guests to travel there knowing that they will be comfortable and they can afford to stay a few nights. Although major hotel chains are investing in Africa and establishing themselves here, there is still a big gap when it comes to modern hotels and accommodation. Even the few that are already in place do not match up to those from Europe, Asia and the America’s. Either you arrange for a pickup by your hotel or use on online transport service. Whatever the case, don’t walk out of a club looking for a taxi or ride. You are at risk!

  1. Stadium – There are actually two reasons why you shouldn’t go to the stadium alone. First and foremost, what fun is there sitting by yourself in the stadium shouting and cheering surrounded by total strangers? On the other hand, if you go to that same stadium with some friends or group of familiar people, you get double the fun and a sense of safety and security. Secondly, in the midst of thousands of people are hooligans and criminals as well. Always ready to pounce and cause damage. With so many people around, it is easy for them to disappear into the crowd without ever being found. To be safe, walk in groups or have a partner. These criminals don’t attack groups and pairs but rather target people who walk alone.

  1. Under bridges and Parks – This is actually the same everywhere in the world. Why would someone even want to venture  using an under bridge or have a stroll in a park late in the night when on vacation in a far away unknown country? It’s dangerous and unsafe especially if you don’t understand the local language. You may fall victim to hooligans and street kings who take delight in harming people who look lonely and unprotected. In order to prevent all these, just avoid going anywhere near an underbridge or park when alone. As much as possible, do all shopping during the day, have all meetings and when it’s really necessary, get company. Resist the temptation of going alone all in the name of discovering or going on an adventure!

  1. Night Beaches –  Many may argue that night beaches in Ghana are a delight. Yes! Agreed. They are a delight only when you are safe and with some fun people. However, any beach at night is a risky deal. This is mainly because, visibility is poor and any evil deed or malicious activity may go unnoticed. Also there aren’t usually a lot of people here at night and makes it very easy for you to be isolated making you highly susceptible to attacks from drug addicts and criminals who frequent these beaches. The beach is fun at night but if you really want to have a good time and get back home safe with all your belongings intact, get a companion or plan it with a group. You are better off that way. Say hello to the night breeze!

  1. Abandoned streets and corners – Sometimes you may wonder why someone will want to walk on an abandoned street or use a shortcut even when the place looks a bit shady. Many others also use certain corners as meet-up joints or secret hideouts. What business do you have on an abandoned street with no pedestrians completely isolated from people? Don’t be lured into meeting people in isolated places. If the business is genuine, they will be willing to meet you in an open place where there are a lot of people. Why not the mall, a restaurant, a bus terminal or even your home or office? The moment you walk a couple of metres with no other person around or you enter a dark alley or corner where you feel unsafe, leave the area and get closer to people. Report any suspicious case or person to any police or law enforcement agency. Don’t wait till it’s too late.

  2. In the end, we are the masters of our own destinies and the architects of our own successes or failures. Make sure you avoid going to certain places completely, going to some places at night and going to some places alone. If not for safety alone, going with someone or a group of people is usually more fun than going by yourself. Have fun and stay safe whenever you visit this great and beautiful country.

This class is mushrooming globally, and its cumulative expenditure is a major contribution to the hospitality industry among other sectors.

According to the Institute for Security Studies European Union (EUISS), ESPASa, 2011, as quoted by Integreon Insight “The middle class will increase in influence as its ranks swell to 3.2 billion by 2020 and to 4.9 billion by 2030. The middle class will be the protagonist of the universal spread of information societies. Over the coming 20 years, the world will likely evolve from being predominantly poor to mostly middle class, though the change will be geographically uneven”.

There lacks clear definition of the exact number of middle class in Africa, with some sources quoting more than 300 million and others approximately 18 million. Yet, AFDB estimates by 2060, there will be approximately 1.1 billion middle class Africans, making the continent one of the biggest beneficiaries of its budding middle class. This has been contributed by a vigorous private sector, infrastructural development, income parity across the employment divide as well as a bigger focus on education among Africans.

Besides, a McKinsey Global Institute analysis presented by Infinite Potentials Consulting, projects that by 2025, Africa’s household consumer spending will reach US$2.1T, representing an increase of 45% from 2015. This presents promising business opportunities in a wide range of consumer-facing industries including hospitality. In one of my previous articles on Examining the State of Hotel Development in Africa, a rising middle class especially concentrated in urban areas is a contributor to the expansion of hotels in the continent. It is estimated that by 2030, Africa’s top 18 cities are likely to have combined spending power of $1.3 trillion. This will prompt more Africans to travel, internationally and domestically.

Cyrus Onyiego, the country manager of Jumia Travel Kenya, notes that due to its growing disposable income, the middle class is increasingly demanding for personalized services. “This pushes service providers in the hospitality industry to provide customer facing solutions at all touch points”.

Furthermore, the embracement of technology among the middle class is seen to develop its skills in the labor force. This in turn acts as an attractive feature for more Foreign Direct Investment (FDI) in Africa, as investors seek to capitalize on an energetic and innovative lot in the hospitality industry, both in terms of manpower and expenditure.

While the impact of the rising middle class in Africa’s hospitality industry is almost surely felt, some stakeholders in the sector have a lot of catching up to do; in matching up to the class’ ever changing trends and requirements. For instance, embracing tech in their operations, hoteliers can easily create a distinguished experience for their customers.

In its 2016 report on Creating the Coveted Hotel Guest Experience, Oracle Hospitality emphasizes the impact technology, if well invested in and creatively used, can help hoteliers to uniquely engage each guest. The report further states that from providing improved booking with customized options, to faster check in/check out and mobile access to hotel services, technology contributes to customized attention and exceptional service that guests (largely comprised of the middle class), weary of mass commercialization, crave more than ever.

Flight! Arguably the fastest and most reliable form of transport. It allows you travel from one end of the equator to the other in a few hours or days.

Try going from Ghana to China by road and you might probably have to negotiate a full year before you get there. It is for these reasons that many international travellers prefer to fly when they are going on vacations or travel for other reasons. One very important industry which is affected by the aviation industry is Tourism.

Without air travel, tourism will take a massive hit and there will be rippling effects on the nation’s GDP and economy. Jumia Travel, Africa’s leading online hotel booking portal which also recently launched flight services as part of it’s operations, takes a dive into some of the effects that the aviation industry has on Tourism in Ghana.

The black Star of Africa, a pacesetter in democracy and a fast developing tourist hub in Africa with it’s rich culture and tradition, has become a very attractive destination for many tourists worldwide. With current figures released by the Ghana Tourism Authority indicating that an estimated 4 million international visitors are projected to arrive in the country by 2027, the aviation industry is on hand to massively impact Tourism in this country. However, the big question remains. Why would someone want to book a plane ticket to Ghana?

 

The aviation industry but more specifically the airline companies keep growing by the day. Now, almost every airline company that flies to other parts of Africa, also flies to Ghana. Availability however is the least problem or challenge that affects tourist travels into Ghana. Many tourists or travellers when planning a vacation to Ghana, consider the prices of flight tickets, airport charges etc before they finally decide. The higher the costs, the lower the chances are that a particular tourist will travel. The reliability of the airline also contributes greatly.

Many international tourists will rather choose a well structured airline where they are very confident of security, comfort and affordable pricing than to go for the unknown. In Ghana, such flights are few. The most popular ones keep growing and there is a great need to add other top airline chains and companies to ease the pressure on these airlines. The more reliable airlines we get, the greater the number of foreign visitors which is good for the Tourism industry because there will be more tourist visits, more tourist spending and more referrals for others to come taste the ‘’ sweetness of Ghana.

Alternatively, the existence of online travel agencies make it very easy for tourists to book flights and even hotels at discounted rates by the click of a few buttons. A tourist can just compare flights and book hotels on the same page. The ease with which they can secure a flight and also book a hotel will go a long way to encourage them to travel.

There is a massive wind blowing in the aviation industry in Ghana with lot’s of positives and developments. The impact of this wind on the tourism industry is expected to have a cross effect on the aviation industry too, as more tourists would want to visit Ghana and hence will need to book a flight.

In the end, all efforts need to be channeled in boosting both sectors as a rise in one triggers the development of the other.

A total of 365 hotel chain development pipelines were reported in Africa in 2016, with 64,231 rooms.

This is according to a report by the W-Hospitality Group; that provides advisory services in the hotel, tourism, leisure, and real estate industries to investors.

This is a record 29.2% increase, from the 2015 numbers of 270 hotels and 49,715 rooms in the pipeline activity. Furthermore, a JLL hotel research (Jones Lang LaSalle) predicts an investment of $1.7 billion in 2017, in hotels in Sub-Saharan Africa with $1.9 billion more in 2018. Africa’s continuous economic growth is incessantly attracting both domestic and international investors due to extensive business opportunities. The hospitality industry is a major beneficiary of these investments because of its lucrative nature, a factor that explains the increasing development of hotels.

A rising middle class especially concentrated in urban areas is also a contributor to the expansion of hotels in the continent. It is estimated that by 2030, Africa’s top 18 cities are likely to have combined spending power of $1.3 trillion. This will prompt more Africans to travel, internationally and domestically, as a result of growing disposable income, thus the need for more accommodation facilities.
 

However, even with the continuous growth in the hotel industry, the tourists demand in Africa surpasses the provision of accommodation. Data by UNWTO shows that Africa received 58 million international arrivals in 2016, with the number expected to grow further in coming years. The growth is not only influenced by the rash for investment, provision of affordable travel by travel agencies, and flexible visa requirements, but also the fact that major airlines have expanded their direct flights to most African countries.

Moves by travel stakeholders such as Jumia Travel to capitalize on this demand and offer diverse travel services including hotel booking, packages, and the just launched flights, is an assurance that the influx of tourists to Africa is only bound to go higher.

Therefore, hospitality providers especially hotels have a huge gap to fill in meeting the consumers at their point of need and demand.

The biggest challenge will perhaps be striking a balance between quantity and quality, as the new generation of travelers shifts focus from generic products to more customized and personalized experience.

This is according to a report by CellPoint Mobile – which provides payment solutions to airlines, which further indicates that 90% of travelers prefer using mobile devices to search for their flights.

In this backdrop, companies are seeking to provide travelers with comprehensive services; with the latest being the introduction of flights by Jumia Travel, Africa’s leading Online Travel Agency. The move aims at boosting the company’s services reach to all its customers in Africa and across the world. The launch comes at a time when the second African Aviation Summit is taking place in Kigali, Rwanda on 22-23 February. The two-day conference will address major challenges and opportunities for the growth of the African aviation industry, which is constitutive element of the economic growth of Africa.

“It’s a new step for us as we aim to be the leading African Online Travel Agency, providing best customer experience for the travelers. It is also part of our broader program to create a one stop travel shop providing accommodation, packages, and flights all on the same platform, in a bid to streamline travel in Africa,” said Paul Midy – CEO of Jumia Travel.

According to the OTA’s boss, the flights will be provided in collaboration with various partners among them Amadeus. This will enable access to both domestic and international airlines including Kenya Airways, Rwandair Express, Qatar Airways, Emirates, Ethiopian Airlines, South African Airways, and Turkish Airlines among others. “The service (now available on travel.jumia.com/flights) enables our customers to find, compare, and book flights, as well as buy air tickets online with ease from various Airline companies across the world,” he asserted.

Accounting for only 3% of the world’s air traffic, aviation in Africa portrays massive potential for growth in the coming years, especially due to the increasing demand from the rising middle class and the growing African economies.

Travel and tourism stakeholders are now capitalizing on the aviation market that is progressively driving hospitality demand in the continent. The International Air Transport Association (IATA’) predicts a strong growth of 4.8% in passenger numbers in Africa in the next 5 years.

A businessman in southern France is suing ride-hailing company Uber over his wife’s discovery of rides he took to see his lover, his lawyer said.

The man says he once requested an Uber driver from his wife’s phone.

Despite logging off, the application continued to send notifications to her iPhone afterwards, revealing his travel history and arousing her suspicions.

The couple have since divorced. The lawsuit is reportedly worth up to €45m ($48m; £38m).

“My client was the victim of a bug in an application,” his lawyer David-André Darmon told AFP news agency after the case was lodged at a court in Grasse.

“The bug has caused him problems in his private life,” Mr Darmon added.

The lawyer did not comment on a report in Le Figaro newspaper that the lawsuit was worth up to €45m, saying only that his client wished to remain discreet and anonymous.

Other users had also encountered the Uber software bug, Le Figaro said.

The newspaper carried out its own experiment by logging in and out of Uber on one iPhone and then logging in on another and ordering a driver. The app then sent screen notifications about the order to both phones.

The glitch affected iPhones before a software update in December, the newspaper said. Android phones did not appear to be affected.

Uber said it would not comment on the case but added that the best possible protection of clients’ personal details was a priority.

Real estate prices in Dubai will continue declining in 2017, with a recovery only starting late next year, property consultancy Cluttons said.

Home values in the emirate dropped 7.4 percent on an annual basis at the end of the third quarter and will probably slip another 5 percent next year, Cluttons head of research Faisal Durrani said in an interview Sunday in Dubai. Prices have been falling since 2014 and are almost 27 percent lower than their peak in the third quarter of 2008, he said. Values will only begin to stabilize in the last three months of next year, driven by government spending on projects related to Dubai’s hosting of the World Expo in 2020.

Real estate transactions in the emirate fell almost 30 percent by value in the first seven months of the year, according to data from the Dubai Land Department, as a slump in oil prices led to an economic slowdown in Gulf countries. Cluttons joins other real estate analysts forecasting either a flat market or further slowdown in 2017. Jesse Downs, managing director at consultant Phidar Advisory, predicts a 10 percent drop after a 7 percent slide this year.

“Government spending on projects related to the Expo 2020 will help create jobs and stimulate demand, but the impact of that will not start to be felt for another six to nine months,” Durrani said. “In the meantime, stubborn sellers at the top end of the market who had been holding out over the past 12 months are now facing reality.”

Luxury Sales Hit

Average villa prices in the emirate were dragged down by properties at the top end of the market, according to a Dubai real estate report published by Cluttons on Sunday. Prices in locations like the Palm Jumeriah, a man-made island, and The Meadows have slumped 11.9 percent and 11.1 percent respectively over the past 12 months. Apartment prices fell by 2.5 percent in the third quarter, the fastest drop since mid-2011, Cluttons said.

Dubai’s property market is bottoming out as buyers return to the market and the emirate offers an alternative to investors worried about the U.K.’s Brexit vote, Nakheel PJSC Chairman Ali Rashid Lootah said in an interview with Bloomberg last month. Demand was coming from “serious, cautious investors, not speculators,” he said. The company is one of Dubai’s main real-estate companies.

Lower oil prices and weaker economic growth mean that real estate prices across the Gulf Cooperation Council region, which also includes Bahrain, Oman, Kuwait, Saudi Arabia and Qatar, are falling to fresh lows, Durrani said.
